En Belgique, certains magasins de mode ont laiss\u00e9 place \u00e0 des commerces de food, de d\u00e9coration ou de sant\u00e9 dans les rues marchandes et les centres commerciaux. Par ailleurs, de nombreuses enseignes misent sur les ventes en ligne pour conforter leur position sur leur march\u00e9. Avec le service \u00ab\u00a0click and collect\u00a0\u00bb, le r\u00f4le jou\u00e9 par les magasins physiques reste important.<\/strong> En effet, Les deux circuits de distribution sont compl\u00e9mentaires et la ligne qui les s\u00e9pare commence \u00e0 s\u2019estomper consid\u00e9rablement.<\/p>\n En 2019, le nombre de transactions locatives relatives au secteur de la mode et des accessoires dans les rues commer\u00e7antes belges a r\u00e9gress\u00e9 de mani\u00e8re significative. Compar\u00e9es \u00e0 la moyenne des 5 derni\u00e8res ann\u00e9es, ces transactions ont baiss\u00e9 de 28% pour la mode et 30% pour ce qui est des accessoires.<\/strong><\/p>\n Par contre, les supermarch\u00e9s, les commerces d\u2019alimentation g\u00e9n\u00e9rale, d\u2019articles de d\u00e9coration ou ceux d\u00e9di\u00e9s \u00e0 la vente de produits de sant\u00e9 et de beaut\u00e9 envahissent de plus en plus le paysage des rues commer\u00e7antes belges. En ce qui concerne les supermarch\u00e9s, en 2019, le volume des transactions a plus que doubl\u00e9 si on le compare \u00e0 la moyenne quinquennale.<\/p>\n Selon le groupe immobilier international JLL, les enseignes sp\u00e9cialis\u00e9es dans les produits alimentaires et les cha\u00eenes horeca ne sont pas en mesure de payer les m\u00eames loyers que les marques de mode. Par ailleurs, les retailers voient les marges d\u00e9gag\u00e9es par leurs magasins physiques baisser. Ces enseignes doivent \u00e9galement couvrir les charges relatives aux ventes en ligne.<\/p>\n Tous ces facteurs ont contribu\u00e9 \u00e0 la baisse des loyers des locaux \u00e0 vocation commerciale<\/strong> durant l\u2019ann\u00e9e 2019. A titre indicatif, le montant du loyer dans les rues commer\u00e7antes de Meir \u00e0 Anvers avoisine aujourd\u2019hui les 1 850 euros par m\u00b2\/an, soit une diminution de 5% sur la base annuelle. Le loyer des locaux \u00e0 usage commercial dans les centres commerciaux a aussi enregistr\u00e9 une baisse de 5 %.<\/p>\n On cite notamment le complexe de Wijnegem qui propose des emplacements \u00e0 1 350 euros.
